This project was recently approved by the City of Laguna Hills. As part of the project, RK prepared both a Traffic Impact Study and a Joint Use Parking Plan to evaluate how the site would operate under the proposed mixed-use conditions. The analyses confirmed that the surrounding roadway network and on-site parking supply can support the project while maintaining acceptable operations. Highlights of the effort include: ✅ Intersection level of service and CEQA VMT analysis ✅ Senior housing and medical office parking observation studies ✅ Shared parking analysis using ULI methodology ✅ Practical recommendations to support safe access and efficient circulation Together, these studies help ensure the project functions smoothly for patients, residents, visitors, and employees while supporting a balanced and well-planned development.
