There’s a clear lag between what the data shows and what’s actually happening in real time. Under-contract properties won’t hit the books for weeks to months...so the traditional indicators don’t yet reflect what we’re experiencing on the ground. In Fairfield and Westchester’s premier residential segments, we’re back to aggressive competition: auction pricing, multiple bids and 3–10% over-ask becoming increasingly common. What I’m seeing right now: • Exceptional turnout at open houses • Compressed decision cycles • Pricing rising ahead of the comps • Cross-segment demand: young professionals, growing families and downsizers all targeting limited supply.. investors have little to no room while end users push up pricing The gap between the data and the reality is widening..

Faced with a mayor dead-set on freezing the rent for rent-stabilized tenants, landlord groups in New York City are changing strategy: making targeted, smaller asks. As Lilah Burke reports, at a recent meeting with the Rent Guidelines Board, New York Apartment Association CEO Kenny Burgos highlighted distress in the city’s rent-stabilized buildings and urged the board to think creatively about ways to balance their mandate and landlord needs. Burgos even suggested something that’s never been done – setting different rent increases for different building types. 🚨🗽🏙️ Affordable homeownership is no longer just a policy conversation in New York City. It is quickly becoming one of the defining issues shaping who can build wealth and remain in the city long term. Hearing Sabrina Lippman speak during a Women’s History Month panel at REBNY, and then reading how she expands on those same ideas in her recent NY1 interview, reinforces how urgent and real this conversation has become across the industry. In New York City, this comes down to access. Homeownership has historically been one of the most effective ways to create generational wealth, yet in New York City it remains out of reach for many. High prices, limited supply, and strict financial barriers have created a system where affordability is not just challenged, it is structurally limited. As CEO of Habitat for Humanity New York City and Westchester, Sabrina Lippman is focused on changing that dynamic by expanding access to affordable homeownership. That distinction matters. While much of the housing conversation centers on rentals, ownership provides long term stability, equity growth, and a deeper connection to the community. One of the most important strategies gaining traction is the push to create ancillary dwelling units. Supported by Mayor Zohran Mamdani’s administration, building on prior housing initiatives under Mayor Eric Adams and ongoing HPD efforts to expand supply across the five boroughs, this approach encourages homeowners to add smaller, independent units to their properties. It is a practical way to increase housing supply without large scale redevelopment, while also giving homeowners an opportunity to generate income. Organizations like Habitat for Humanity are helping to make this vision tangible by partnering with the city to bring these units online. This approach does more than add inventory. It creates a pathway for residents to actively participate in solving the housing shortage while strengthening their own financial position. As Habitat marks 50 years of service, the conversation is shifting from awareness to action. Demand for affordable homeownership is not slowing down. If anything, it is accelerating. Gilbane Development, Hudson Companies, MHANY Management Inc., and Broadway Builders LLC have topped out Phase Two of the Peninsula, a 100% affordable mixed-use development located in the Bronx’s Hunts Point neighborhood. The $297-million development features two mixed-income, mixed-use, mid-rise buildings that will deliver 359 additional affordable apartments, from studios to four-bedrooms. “The topping out of Phase Two of The Peninsula is a significant milestone in Gilbane’s continued commitment to delivering high-quality, affordable housing to the Bronx,” said Yarojin Robinson, SVP, affordable & mixed-income housing, Gilbane Development.
