Most portfolios don't. And that's kind of a problem, because AI-powered search queries grew 300%+ in 2025. By 2027, analysts say maybe half of all searches will go through LLM-based systems. Your SEO strategy doesn't work for AI answer engines. They read content, understand context, and synthesize answers in real-time. If your content isn't structured for AI consumption, you're not just losing visibility—you're losing leases. Why CRE is particularly vulnerable: Properties have dozens of attributes: square footage, building class, amenities, certifications, transit scores. Traditional SEO treats this as "content." AI answer engines treat it as structured data they can compare, filter, and recommend. Traditional CRE underwriting for data centers is dead. Industrial comps. Flex frameworks. Rent per square foot. Here are 6 things you need to know according to the country's most experienced data center developer: Daniel English is Managing Partner at Legacy Investing, where he's developed data centers for 15+ years. We spoke to him and Ivo van Breukelen from The Proptech Connection about what matters in this space. Here are 6 shifts investors must understand: 1/ Data centers are civic infrastructure now: Cities evaluate them like ports and power plants. Planning departments look at grid impact before land use. "They were always considered a niche asset class, like a marina or an RV campground," says English. But not anymore. 2/ The market is splintering: Hyperscale campuses in rural areas still dominate headlines. But AI inference needs low latency, not cheap land. That's pushing 10-50MW facilities into urban and metro buildings. Legacy is converting a Chicago office building into a 30-50MW AI center. There's a "missing middle" of these mid-sized metro facilities that's emerging. 3/ Power is the constraint: The question used to be: do you have the land? Now it's: can you secure power on a real timeline? English saw a developer misread utility sequencing. The tenant realized power wasn't coming on schedule and walked. "They didn't do their load letters right and wiped out $60M of stabilized value with two sentences." 4/ Governments control supply: Northern Virginia recorded an 80% increase in under-construction capacity in H1 2025. Dublin froze development and data centers now draw 21% of Ireland's electricity. Amsterdam's moratorium protects power for housing. The same 40MW project can be welcomed or blocked depending on the jurisdiction. 5/ Easy money is gone, but yields vary: Compression is concentrated in long-term credit-backed hyperscale deals. Outside that segment, yields remain variable. "Where you make your best money is when the markets are opaque," English says. 6/ Expertise is the moat: Most LPs can't evaluate transformer lead times, cooling topology, or interconnection strategy. "There's a huge divide between LPs that are doing data centers and those that aren't," says English. "And I'm not seeing much overlap." The investors winning are bringing operating partners and engineers into the process early. Everyone else is bidding on land with "data center potential" and wondering why they never close. Real estate firm Transwestern has just invested in Houston-based FrontierGen, which develops infrastructure-heavy campuses in South Texas. ⚡️ Together, the pair plan to ramp up construction of data centers and manufacturing facilities in the area. Oftentimes, these hyperscale facilities need infrastructure matching that of a midsize city. FrontierGen’s infrastructure expertise combined with Transwestern’s real estate background will allow such campuses to be developed more efficiently. 👍 Texas has been seeing plenty of development when it comes to these industries. I'm sure every multifamily GPs investing in Austin is sharing this article from The Wall Street Journal with all their LPs today. "Renting in Austin, Texas, is about to get more expensive again." Austin's apartment market has been on a heckuva roller coaster these past six years -- from the nation's hottest market to now the nation's biggest rent-cutting market. Is Austin really about to boom again? It'll happen eventually, yes, but it feels like this article is a tad early. Austin rents boomed after COVID, and the supply boom followed. The Austin metro area added 87,000 units over the past five years. That ballooned Austin's apartment stock by 33%, more than any other major U.S. market. Or put another way: ONE IN FOUR AUSTIN APARTMENTS WERE BUILT JUST IN THE PAST FIVE YEARS. That's a wild stat. And the supply impact has yet to mitigate. Austin rents are still down 8% year-over-year. It's been hovering around that mark since early 2024, and that followed a 6% cut in 2023. Concessions remain very elevated. We haven't yet turned the corner. On a nominal basis, even with 33% inventory growth (which should raise the average rent simply as a function of higher-priced product entering the market), average effective rents today are the lowest they've been since May 2021. That's what supply does when added in big numbers. It's all about supply and demand. But don't forget the "and demand" part. We've all seen the dumb headlines suggesting "Austin is dead," full of random anecdotes about California techies moving to Austin, learning the weather is hot, and moving back to California. I'm sure those anecdotes are real, but they're obviously outliers. By nearly all demand-side measures, Austin still ranks among the national leaders. Of course, growth has normalized or softened everywhere, but on a relative basis, Austin is still a net winner. Furthermore: Austin is well positioned for the next boom whenever that arrives. -- Rent-to-income ratios have fallen to a very affordable 20%, as wage growth has far outpaced rent growth. -- Supply growth drops to 2.9% in 2026 and 2.2% in 2027 -- well below pre-COVID norms. -- New construction is still tough to pencil out, with rents for 2020+ vintage apartments down 17% since 2021, which will make it tough for most construction projects to pencil out. -- And Austin is still Austin. It's a cool city that will continue to draw people in the apartment renting demographic. Austin will be fine. Before we celebrate or panic, let’s dissect what this really tells us about the future of commercial real estate expertise. The Data in Context: • 7-hour expert-equivalent tasks validated by 10+ year veterans • 1.39x speed improvement, 1.63x cost reduction in human-in-the-loop workflows • Crucially: 55% of cases still favoured human output Three Strategic Implications Worth Debating: 1. The Commoditisation Spectrum Where GPT-5 succeeds likely reveals which CRE tasks have become commoditised without us noticing. Lease abstracts, preliminary comps, template-driven analyses—these weren’t adding strategic value anyway. The question isn’t whether AI can do them, but why we’re still charging premium rates for commodity work. 2. The Expertise Paradox 45% parity suggests we’re measuring the wrong thing. If an AI matches human performance on “economically valuable tasks,” perhaps those tasks aren’t capturing true expertise. The real value lies in pattern recognition across market cycles, relationship capital, and contextual judgement that transcends data. 3. The Competitive Arbitrage Window Early adopters gain 18-24 months of cost/speed advantage whilst competitors debate AI adoption. But this window closes rapidly—competitive advantage shifts from using AI to training uniquely human skills that complement it. The Framework That Matters: Don’t ask “Can AI replace this task?” Ask “What uniquely human insight does this task require?” Then structure your practice around high-judgement, high-relationship activities whilst systematically automating everything else. The Uncomfortable Truth: If 45% of your billable work can be replicated by AI, you’re not running a professional services firm - you’re running a process business that’s about to be disrupted. PropTech in multifamily is waking up… Over the past few years, I kept hearing from executives that they were slowing the pace of implementations, instead focusing on maximizing existing systems. But as the multifamily market as a whole starts to see upward momentum, PropTech adoption seems to be showing similar signs. We don’t track this as a market metric per se, but registrations to Multifamily Demo Day definitely give a glimpse to the market overall. It’s not a perfect corollary, as Demo Day has grown every year since inception, so it doesn’t completely track technology adoption overall, but we just saw a major signal: 𝐑𝐞𝐥𝐚𝐭𝐢𝐯𝐞 𝐭𝐨 𝐭𝐡𝐞 𝐬𝐚𝐦𝐞 𝐩𝐞𝐫𝐢𝐨𝐝 𝐟𝐨𝐫 𝐥𝐚𝐬𝐭 𝐞𝐯𝐞𝐧𝐭, 𝐃𝐞𝐦𝐨 𝐃𝐚𝐲 𝐫𝐞𝐠𝐢𝐬𝐭𝐫𝐚𝐭𝐢𝐨𝐧𝐬 𝐚𝐫𝐞 𝐮𝐩 𝐚𝐧 𝐚𝐬𝐭𝐨𝐮𝐧𝐝𝐢𝐧𝐠 𝟓𝟓%. In CRE, Broker Technology deserves its own category within "Proptech." When brokers represent >90% of CRE transactions and are at the intersection of so much, they are a unique participant within the industry. Unfortunately, "brotech" is a terrible portmanteau. Today's word of the day: Portmanteau (noun): A word formed by blending parts of two other words into one new word.

Culture rallies around the vision. Here's the truth most leadership gurus won't tell you: You can't define culture before it happens. Someone would share one thing they loved. Could be a book, a story, a Wikipedia page. Simple? Yes. Easy? No. Transformative? Absolutely. While your competitors chase vanity metrics...
