Carey Baker posted thisI realize I am going to age myself for saying this but for years, we’ve all heard the phrase: “People don’t leave companies, they leave managers.” But if you talk to employees today, you’ll hear something a little different: “People leave for better pay or opportunity.” So, which is it? The truth is, it’s both. Strong leadership still matters. A great manager creates clarity, trust, and a sense of purpose. They can also mentor so even if someone’s title or compensation doesn’t change, they are learning and improving. When strong leadership is missing, even the best roles can start to feel frustrating. At the same time, compensation and opportunity has become more front and center than ever. With rising costs and more transparency around salaries, people are paying closer attention to whether they feel fairly compensated. What we’re really seeing is a shift. People don’t leave for just one reason, they leave when things don’t add up. Maybe it’s a lack of growth and pay that feels off. Maybe it’s a tough manager and long hours. Or maybe it’s simply realizing there’s something better out there. The organizations that win today understand this balance. They don’t rely on culture or compensation; they invest in both. They build strong leaders, create real opportunities, and make sure their people feel valued in every sense of the word. That’s what makes a place truly stand out. At RUPE, that balance isn’t just a goal, it’s part of how we operate every day. Cybersecurity talent pipeline Northeast ISD reports graduates from its Institute of Cybersecurity Innovation are more job-ready than 40% of San Antonio’s current cybersecurity workforce. The program serves roughly 450 students and allows them to earn a certificate each year—strong momentum for workforce development. 2. Project Marvel land acquisition The City is moving to acquire 5.71 acres within the Project Marvel footprint, including the federal office building at 727 E. Cesar Chavez and two nearby parking lots. City Council is expected to consider the deal in January 2026. 3. Air Force One timeline moves up Boeing’s Air Force One work in San Antonio could deliver the first new jet by mid-2028, earlier than the original 2029 estimate. Additional funding tied to upgraded communication systems is helping accelerate the timeline. 4. University Health expansion Bexar County approved University Health’s FY 2026 budget. ER visits have increased 77% since 2014, and the system is planning three new hospitals while monitoring potential federal policy changes that could affect demand. 5. ❓FAQ Wednesday: What lease terms are competitive in today’s DFW market? 📌 Lease terms vary by property type and submarket, but here’s what we’re commonly seeing across office and medical office space: 🔹 Lease Length Standard: 3–5 years for most office users. Larger tenants or medical users: 7–10 years (especially when significant TI is involved). 🔹 Concessions (Tenant Incentives) Tenant Improvement (TI) Allowances are a big driver — especially in shell or second-gen space. Free Rent is often offered (1–4 months depending on lease length, deal size, and competition). 🔹 Annual Escalations Typical range: 2.5% – 3% annually for office/medical. Some landlords use $0.50–$0.75 per SF per year fixed bumps. 📊 In today’s DFW market, tenants expect a balance: competitive rates, flexible TI packages, and concessions that help offset upfront costs. Landlords offering these terms are generally winning deals faster. Since its launch in September 2022, the Community Developers Roundtable (CDR) Pilot Program has significantly elevated the impact of 22 community-oriented real estate developers in Dallas. This two-year initiative has successfully empowered its members with vital technical, networking, and financial resources, fostering their growth in business, skills, and community impact. This collaborative approach led to remarkable collective impacts: - 11 CDR members secured new capital through Roundtable introductions - 8 engaged in new business ventures with fellow members - Cumulatively, CDR members were involved in nearly $125 million in development activity between Fall 2022 and Fall 2024. - CDR financial partner BCL provided over $1.7 million in loans to members, directly funding 39 housing units and underscoring the program's tangible contributions to Dallas's affordable housing supply, new retail, and vital community services.
