Improving roadway drainage may not sound exciting, but it's really important for communities to ensure their roadways are safer and neighborhoods won't flood during storms. Here in Berrien County/Ray City, Georgia, contractors recently replaced old metal pipe with a stronger, sturdier concrete box culvert on Pauline Avenue at Beaverdam Creek. South Burlington is gearing up for a busy summer with extensive construction and paving projects aimed at improving infrastructure across the city. - A $1.2 million paving contract with SD Ireland will address multiple roads based on a 2023 Pavement Condition Index and other factors. - Major projects include the start of a bicycle and pedestrian bridge over I-89, waterline construction on Brewer Parkway, and upgrades at the Airport Parkway Wastewater Treatment Facility. - Additional work involves water tank construction, shared-use path development, crosswalk ramp reconstruction, and a new city street connecting Garden Street to Midas Drive. Some projects stay with you longer than others. This multi-family building in Vancouver was dealing with major foundation settlement issues and there was serious discussion about the building being condemned. More than eight families could have lost their homes. Instead of walking away or tearing the building down, the owner made the decision to try and save it. Our crew worked alongside engineers and the ownership team to lift and stabilize the structure using 48 pier support systems. It was a challenging project, but seeing the building stabilized and knowing those families could remain in their homes made it worth it. Projects like this are a reminder that foundation repair isn’t just about concrete. Sometimes it’s about protecting housing, keeping people in their homes, and finding a way to repair and renew instead of sending another building to the landfill. This is what they call a mature Southern Oak. Look at that canopy. The brick streets. The historical architecture. The character of the neighborhood. This is the kind of stuff that makes places feel alive. And as a developer, I can tell you: creating neighborhoods with this kind of identity today is MUCH harder than people realize. Most people see: “Why don’t developers just build nicer neighborhoods?” What they don’t see is: • 2+ years of entitlements and approvals • Rezoning hearings • Stormwater engineering • Wetland studies • Utility coordination • Impact fees increasing every year • Infrastructure costs • Roads, curbs, drainage, retention ponds, street lights, wastewater, water, electrical • Municipality revisions over and over again When I took 1 house on 9 acres and got it approved for 41 homes before selling it to KB Homes for $1.25M, that process alone took almost 2 years just for approvals and entitlements. Then came horizontal development: roads, utilities, drainage, infrastructure. Then vertical construction. From raw land to completed neighborhood, you can easily be looking at 4 years. That’s why I respect developers who actually build communities the right way. It’s complicated. It’s risky. It’s expensive. But it’s also worth it. One thing I’ve learned: You’re probably only 20 micro developments away from changing your family’s future forever. A house. A duplex. A triplex. A small subdivision. That’s how momentum starts. Anyway, be blessed and go build something meaningful.

Infill development sites come with more history than greenfield parcels — and that history shows up in the survey. Older urban parcels often carry easements from decades ago, some of which were never fully addressed in prior transactions. Lot consolidations may have happened informally. Utilities may have been rerouted without updated recordation. Improvements from prior uses — slabs, underground storage, old access paths — may still exist on the ground. An ALTA survey on an infill site does more than confirm boundaries. It builds a current, accurate picture of what's actually there, what's recorded, and where the two might not align. For developers working in established urban areas, that picture is foundational. Decisions about demolition, phasing, and new construction all depend on knowing what you're actually starting with. Northwest Wisconsin is seeing extensive highway construction projects across multiple counties, focusing on road improvements, bridge replacements, and safety upgrades. Major projects include bridge deck replacements on US 53 in Barron County, culvert and pavement work on WIS 13 in Sawyer County, and concrete pavement replacement on WIS 35 in Burnett County. - US 63 in Cumberland is closed for a major bridge replacement and road reconstruction. - WIS 46 and US 8 in Polk County are undergoing pavement recycling, milling, and shoulder widening. - County D in Sawyer County is closed for bridge deck replacement with detours in place.
