In 1988, Investors Title Exchange Corporation was established to provide commercial real estate exchange services under Section 1031 of the Internal Revenue Code. Under this structure, Investors Title Exchange Corporation acts as a qualified intermediary in tax-deferred exchanges. Investors Title Accommodation Corporation, a sister company, was established in 1994 as an exchange accommodation titleholder in safe-harbor reverse exchanges. A properly structured tax-free exchange allows a taxpayer to defer capital gains taxes on the exchange of qualifying property.

The Certified Exchange Specialist designation (CES®) is the only professional certification in the 1031exchange industry. To obtain the CES®, applicants must pass a rigorous examination and meet strict eligibility requirements including significant like-kind exchange experience. The Federation of Exchange Accommodators created the CES® in 2001 to encourage exchange professionals to increase their knowledge of IRC Section 1031 rules and regulations, as well as engage in continuing education. Last week in Washington...Last week I had the privilege of joining the Federation of Exchange Accommodators in Washington, D.C. for the FEA's marquee advocacy event and one of the most consequential days of the year for Section 1031, where over 80 people participated in over 100 meetings in a single day with Members of the House and Senate. The message we carried was simple: Section 1031 is not a tax loophole. It is the great equalizer and one of the most powerful engines of economic activity in the country. Anyone can do a 1031 exchange. There is no minimum value. No sale is too small. Whether you're a farmer in rural North Carolina, a small business owner in a suburban strip mall, or a large scale investor in a major city, Section 1031 works for you. Red states. Blue states. Urban, suburban, and rural communities alike. The numbers speak for themselves. According to a 2022 Ernst & Young macroeconomic study, Section 1031 like-kind exchanges: ✅ Contribute $97.4 billion in value-add to U.S. GDP ✅ Support nearly 1 million jobs and $48.6 billion in labor income ✅ Generate $13.1 billion in federal, state, and local tax revenue annually. This is smart economic policy. Taxes are deferred, not eliminated. Capital stays invested. Communities grow. It was an honor to walk the halls of the Capitol and take in the gardens alongside dedicated champions of Section 1031: Melinda Maxfield, Justin Kiehne, Mike Deutsch, Jamie Kingdom, CES, Marie Growden, CES®, Luke Hays, Tracy Treger, and Brent Abrahm. What struck him most? Their questions. "They weren’t asking surface-level stuff. They wanted to know the why behind the strategy. How it impacts portfolio growth. When it makes sense and when it doesn’t. This is exactly the kind of critical thinking the industry needs." Real estate education isn’t just about learning the rules. It’s about understanding how to use them strategically to build wealth over time.
