Last week in Washington...Last week I had the privilege of joining the Federation of Exchange Accommodators in Washington, D.C. for the FEA's marquee advocacy event and one of the most consequential days of the year for Section 1031, where over 80 people participated in over 100 meetings in a single day with Members of the House and Senate. The message we carried was simple: Section 1031 is not a tax loophole. It is the great equalizer and one of the most powerful engines of economic activity in the country. Anyone can do a 1031 exchange. There is no minimum value. No sale is too small. Whether you're a farmer in rural North Carolina, a small business owner in a suburban strip mall, or a large scale investor in a major city, Section 1031 works for you. Red states. Blue states. Urban, suburban, and rural communities alike. The numbers speak for themselves. According to a 2022 Ernst & Young macroeconomic study, Section 1031 like-kind exchanges: ✅ Contribute $97.4 billion in value-add to U.S. GDP ✅ Support nearly 1 million jobs and $48.6 billion in labor income ✅ Generate $13.1 billion in federal, state, and local tax revenue annually. This is smart economic policy. Taxes are deferred, not eliminated. Capital stays invested. Communities grow. It was an honor to walk the halls of the Capitol and take in the gardens alongside dedicated champions of Section 1031: Melinda Maxfield, Justin Kiehne, Mike Deutsch, Jamie Kingdom, CES, Marie Growden, CES®, Luke Hays, Tracy Treger, and Brent Abrahm.
