Energy, Insights, and Momentum!
Day 2 of the Asia Pacific Summit unfolded at a steady, thoughtful pace—bringing delegates beyond the conference halls and into the fabric of Shanghai.
🏢 Study tours across Panlong Xintiandi, the Bunds, Qiantan and beyond offered first-hand perspectives on how the city continues to evolve, balancing heritage with innovation.
🌐 Back at the Summit, conversations at the Capital Markets Forum reflected both caution and conviction. While some questioned the regional outlook, others pointed to emerging opportunities, particularly in Japan, Australia and China. A recurring theme was the importance of perspective—recognising that markets are shaped as much by sentiment as by fundamentals.
💡 ULI Minds sessions added further depth, exploring AI, infrastructure, housing affordability and the changing nature of living sectors. The day closed with the Awards for Excellence, celebrating projects that are setting new benchmarks for impact across the region.

The Summit’s main day last Wednesday, 27 May, featured a strong lineup of sessions that showcased the ULI Asia Pacific community’s leadership and impact on the global real estate stage.
Discussions spanned geopolitical shifts, economic outlooks, and AI’s influence on real estate, alongside insights on China’s market evolution, the 2026 ULI Hines Student Competition Asia Pacific awards, and a handover moment for setting the stage for the next ULI Asia Pacific Summit in Singapore next year.
🌍 Geopolitics & Economics: What’s Next on Asia Pacific’s Rollercoaster?
The panel struck an optimistic tone on US–China relations, describing them as “frenemies” with easing tensions. Dr. Robert Yap noted continued business engagement post-summit as a positive signal.
⚖️ The Great Debate: This House Believes AI Will Make Most Global Office Space Redundant Within a Decade
A lively exchange on AI’s impact on office space ended in a tie, underscoring uncertainty around the future of work and real estate.
🎓 The 2026 ULI Hines Student Competition Asia Pacific
The winners of the 2026 ULI Hines Student Competition Asia Pacific have been announced at the ULI Asia Pacific Summit in Shanghai. Thirty four teams from seventeen universities tackled a complex redevelopment challenge.
The winning proposal, Living in Landscape (submitted by Team Urban Assembly Lab from The University of Melbourne), showcases innovative, resilient urban design.
🏢 Unfiltered Lunchtime Dialogue: Global Developers and Chinese Capital on China’s Real Estate Crossroads
The panel discussed that government support for infrastructure and technology is catalyzing a shift from volatile greenfield investments toward cash-flow-driven real demand and low-volatility options, with AI emerging as a new engine for productivity—boosting returns from 10-20% to 3-5x through large language models, site selection apps, and data center partnerships with hyperscalers.
🎇 Wrap up and handover ceremony for ULI Asia Pacific Summit 2027
As the Summit draws to a close, the official handover sets the stage for what’s next. Wanshi Zheng, Group Chief Strategy & Sustainability Officer, Frasers Property Limited, ULI Singapore Chair, announces Singapore as the host of the ULI Asia Pacific Summit 2027, sharing early insights and a forward-looking vision for the region’s community and its next chapter.

As sustainability moves from ambition to implementation, initiatives such as the DRPC continue to play an important role in advancing industry dialogue, knowledge sharing, and practical action across the real estate sector.
