Home prices just hit their highest annual growth rate since last July. ICE's May mid-month Home Price Index is out: ▶️ +1.0% annual home price growth -- up for the 3rd consecutive month from +0.6% in February ▶️ +0.25% month-over-month (seasonally adjusted) -- modestly cooler than April (+0.32%) and March (+0.30%) as higher rates reduced price pressure ▶️ Single-family: +1.3% YoY | Condos: -1.0% YoY Condos remain the clear underperformer -- 98% of markets saw condo prices trail single-family homes. ICE announced record open interest across its total futures and options markets of 128 million contracts including record OI across ICE’s financial derivatives markets of 54 million.   “As market shifts impact inflation expectations, demand for interest rate risk transfer has accelerated. Approximately 856,000 tax-exempt bonds are priced off the ICE Municipal AAA Yield Curve, a transaction-driven, rules-based curve with evaluated prices that update every 15 minutes. Sell-side firms can use the curve to support new-issue pricing discussions, secondary market activity, rate lock trading, tender buybacks, and internal valuation workflows.
