Claudia T. Harvey shared thisFor years, I have been proud to support Sonas World and the incredible work being done in Cambodia through social entrepreneurship, education, and sustainable community development. One person who continues to inspire me is Paul Gill , a fellow Canadian (Yay Canada!!) who has dedicated his life to empowering communities in Cambodia through Sonas World. Through his work, Paul focuses on creating long-term opportunities through ethical business, mentorship, and education that truly change lives. What is "social entrepreneurship"? It is about empowering people through knowledge, mentorship, opportunity, and sustainable systems that enable individuals and communities to become self-sufficient. True impact happens when we help others build the skills, confidence, and resources needed to create lasting change for themselves and future generations. Being part of this mission inspired me to create the Beyond Growth Scholarship Fund, helping provide students with access to post-secondary education and brighter futures. It's been almost 8 years, and the ripple effect of supporting a deserving youth each year is unparalleled. While there is a need for donations for worthy causes, what many people do not realize is that giving back is not just "donating" and feeling like you've "made a difference". Active participation also transforms your own life. Being involved in causes like this creates purpose, perspective, and connection in ways that are hard to describe. Three powerful benefits of being involved in social impact initiatives are: Helping create sustainable change that empowers others long term Developing a deeper sense of purpose, gratitude, and fulfillment Becoming part of a global community focused on growth, compassion, and empowerment. There are many ways to become involved, whether through mentorship, partnerships, education, business support, or helping raise awareness. Even small actions can create extraordinary change. Claudia T. Harvey shared thisMany of us have experienced toxic work environments and, feeling unable to create change, have chosen to leave. Unfortunately, organizations suffer too after investing in recruiting, training, and developing talent, workplace toxicity can quietly undermine both people and performance. What often gets overlooked is the personal transformation that can come from these experiences. Toxic environments can make people question their value, confidence, and voice. One of the most important lessons is learning not to internalize the negativity around you. Your worth is not defined by someone else’s inability to lead, support, or create a healthy culture. Sometimes growth begins when we recognize that we deserve better and that we can also become changemakers ourselves. Whether that means influencing culture from within, leading differently, or helping organizations rebuild trust and alignment, positive change is possible. As a transformation consultant, I have seen firsthand how important it is to get to the root of challenges like these. Real change often requires honest conversations, difficult decisions, and a willingness to shift culture intentionally. When organizations commit to that work, positive momentum and growth can follow. I met Stephen Shedletzky about a year ago at a Blend meeting in Toronto, and this post truly resonates with me because it reflects the importance of creating healthier, more positive workplaces where people can thrive. #changemaker #positive #growthClaudia T. Harvey shared thisI work with a lot of teams. Some thrive. Some fall apart. The differences aren't always what you'd expect. Swipe through for what I've noticed. Which of these shows up—or goes missing—most on your team? Comment below!

Claudia T. Harvey shared thisNot everything meaningful fits neatly into a résumé. This is Maureen and me: friends since childhood. The longest, most consistent relationship in my life. We met today for Sunday breakfast before she permanently moves across the country this week This photo is unfiltered… and so is our friendship. I still see the little girls we were in our not so young faces! Over the years, life has thrown everything at us — marriages, divorces, babies, and the loss of our parents, job changes, and so much more. Through it all, one thing never changed: we showed up for each other. We are incredibly different people. Opposites, really. And maybe that’s exactly why it works. She “gets” me, and I get her. No explanations required. She’s not on LinkedIn. Never has been. She didn’t build a career in the traditional business world. But she’s built something so valuable: a lifetime of loyalty, perspective, honesty, and love. She’s my biggest champion, my sounding board, and the first person I call when I need a boost… or, when there’s something worth celebrating. It’s easy to measure success in titles, milestones, and achievements. But relationships like this? They’ve created a real foundation and provide ongoing support along the way. Who’s a person in your life who has quietly shaped you, even if they’re not part of your “professional” world? How have they impacted you? #unfiltered #friendship #support #love

Claudia T. Harvey shared thisI recently worked with a company facing nearly 80% turnover. At first glance, you might assume it was compensation, workload, or strategy. It wasn’t. It was communication. Not what was being said, but how it was being said, how it was interpreted, and how often context was missing entirely. What struck me most? When this was raised, the response was: “People are just too sensitive.” But here’s the reality… Words shape culture. Tone shapes trust. And unclear communication creates consequences—whether we acknowledge them or not. We’ve become efficient: but not always effective. Fast: but not always clear. Connected: but often misunderstood. I wrote this article as a reflection on something we don’t talk about enough: The true impact of our words in leadership and in business. If you lead people, or work with them (and who doesn't!), this matters. Curious...have you ever seen communication be the root cause of bigger organizational issues? And what if anything did that organization do? #Leadership #Communication #WorkplaceCulture #EmotionalIntelligenceThe Weight of Words: Why How We Communicate Matters More Than EverThe Weight of Words: Why How We Communicate Matters More Than EverClaudia T. Claudia T. Harvey shared thisInternational Women’s Day is a powerful reminder of the strength, resilience, and quiet determination that so many women carry every single day. Each of us has our own struggles to bear, challenges that test our patience, our courage, and sometimes even our belief in ourselves. Yet time and time again, women rise. We overcome obstacles, navigate difficult seasons, and keep moving forward with grace and determination. What’s remarkable is that so many of these victories happen quietly. We face the storm, find our footing again, and continue the journey, often without stopping to recognize just how far we’ve come. Too often, we move from one challenge to the next without celebrating the wins along the way. We downplay our achievements, brush off the hard moments we pushed through, and shift our focus to the next responsibility or the next goal. But every step forward matters. Every time we choose courage over fear, perseverance over doubt, and hope over frustration, it is worth acknowledging. Today is a reminder that our progress, both big and small, deserves recognition and pride. One of the greatest strengths women share is how we support one another. When women choose to lift each other up, incredible things happen. To all the amazing women in the world who have my back, encourage me, and stand beside me through challenges: I see you, I appreciate you, and I got you. Without doubt, we know we can count on each other. My sisters. Wishing you all a wonderful International Women’s Day, today and every day of the year. #InternationalWomensDay #IWD2026 #WomensStrength #StrengthInEveryWoman #WomenRising #Resilience #CelebrateYourWins #WomenWithPurpose #CelebrateYourWins #ProgressNotPerfection #CourageAndGrace #KeepGoing

Claudia T. Harvey shared thisThe End of Icons: What Saks and The Bay Tell Us About the New Reality of Retail I'm sad: We’re witnessing another chapter of another retail giant and icon collapse. Saks Global, the luxury retail group behind Saks Fifth Avenue, Neiman Marcus, and Bergdorf Goodman, has now filed for Chapter 11 bankruptcy. The move comes just over a year after a bold merger and acquisition strategy intended to create a powerhouse in high-end retail, but instead saddled the company with massive debt, declining sales, and strained supplier relationships. Walking into Canada's The Bay last year, seeing the liquidation sales and empty aisles wasn’t just a reminder of deals to be had; it was a living symbol of how dramatically retail has changed. Last year, after nearly 355 years in business, Hudson’s Bay Company closed its stores across Canada, ending a corporate legacy that began well before Canada was a country. It wasn’t just a store; it was woven into our national story. What connects these two stories, one Canadian institution, one American legendary luxury retailer, isn’t a coincidence. It’s a fundamental shift in how consumers spend and how they shop: 🔹 Consumers still want quality and brand heritage, but they increasingly seek it in formats that feel convenient, curated, and digitally native. The days when people made department stores their destination are fading. 🔹 Big-box convenience and direct-to-consumer models are redefining expectations, even for high-end brands. Shoppers prefer experiences that feel effortless, whether that’s online, or in smaller, more specialized environments. 🔹 Debt-heavy expansion strategies and slow adaptation to digital competition have left historic players vulnerable. In both The Bay’s and Saks’ cases, rapid changes in the market outpaced the ability of old-line retail models to evolve in time. There’s also an emotional layer here. These aren’t just businesses, they’re cultural touchstones. The Bay stood as Canada’s oldest corporation. Saks has been a symbol of American retail since 1867. Their struggles highlight that no brand is too historic to be disrupted if it doesn’t adapt. What lessons does this hold for all of us, whether in retail, tech, or services? 👉 Heritage and nostalgia are powerful, but they’re not a strategy. 👉 Consumer behaviour, not legacy, dictates relevance. 👉 Innovation isn’t optional, it’s essential for survival. What do you think has changed most in consumer behaviour over the last decade, and what do you see ahead for the brands we all grew up with? Let’s discuss. #RetailEvolution #RetailIndustry #BusinessTrends #ConsumerBehavior #CorporateBankruptcy #HudsonsBay #SaksGlobal #RetailStrategy #EconomicTrends #BusinessLeadership

Claudia T. Harvey shared thisSo, here's a secret that's no longer a secret, something deeply personal I want to share. I'm adopted. I was raised by wonderful people who gave me a modest, loving childhood filled with values that shaped who I am today. For that, I am forever grateful and miss them everyday. Back in the day, being adopted carried a stigma and it sounds ridiculous now, doesn't it? But I kept it quiet for years. What I didn't talk about much either was what it meant to grow up without knowing my ancestry—living with a blank slate. No medical history, no genetic roadmap, no answers to the questions doctors always ask. When I had a breast cancer scare at 41, that blank slate suddenly felt terrifying. It made finding my birth mother feel urgent, necessary, essential. When I finally found her, it felt like a missing piece of my heart clicked into place. Since then, both of my adoptive parents have passed. And in that same season of loss, my birth mother stepped fully into my life, not to replace anyone, but to add to the love I'd already known. She lives on the other side of the country, and we don't see each other nearly as often as I'd like, but we are close. She and her husband have become grandparents to my children. We've travelled together, laughed together, built new memories that belong only to us. Then, a year ago, she was diagnosed with breast cancer. To have searched for her, found her, built this beautiful relationship, and then face the possibility of losing her? It was devastating. But she fought. We fought alongside her. And last week, she was declared cancer-free. I dropped everything and went to celebrate with her. Because life doesn't wait for convenient timing. Life calls, and when it does, you answer. You show up. You hold the people you love close. Because life is for the living, and I'm so grateful we get to keep living it together. #Grateful #AdoptionStory #CancerFree #LifeIsForTheLiving #FamilyLove #Reunion #BirthMother #Resilience #Gratitude #ShowUpForLife #SecondChances #ChoosingLove #CancerSurvivor #AdopteeVoices #FamilyIsEverything #LoveWins

Claudia T. Harvey shared thisWho Has Your Back? Are you going it alone? Or are you opening yourself up to guidance and assistance when you reach a crossroads, when your path becomes bumpy, or when you simply need a helping hand? Here's what I've learned: The most successful people don't succeed in isolation. They surround themselves with advisors, coaches, and consultants who challenge their thinking, sharpen their focus, and help them see what they can't see themselves. As part of my rebranding exercise for my own business, I recently spent a transformative coaching day with Carolyn Dickinson, and we regrouped on my vision, mission, and values. Sometimes you need that extra ear. Speaking your thoughts out loud gets you out of your head, and active listening from someone who truly understands can help reinforce what's working and illuminate what's not. Here's the truth: Seeking guidance doesn't mean you don't know what you're doing. Quite the opposite. It means you're committed to excellence. It hones your focus, amplifies your strengths, and realigns you with what matters most. The strongest leaders know they can't see their own blind spots, and they're wise enough to invite trusted advisors into their journey. What makes our relationship work is complementary expertise. Carolyn is a coach. I'm a consultant. We work and jive together, each bringing different strengths to the table. That's the power of collaboration: when you find people who complement rather than compete, magic happens. If you've found yourself off the path, feeling stuck, or sensing that something needs to shift, I encourage you to explore Carolyn's complimentary Life Success Board system. This strategic planning tool helps you: → Clarify your vision and define what success truly means for you → Align your daily actions with your core values → Identify the gaps between where you are and where you want to be → Create an actionable roadmap for moving forward with intention The Success Board isn't just another planning exercise—it's a powerful framework for getting crystal clear on what matters most and ensuring your energy flows toward what truly moves the needle in your life and work. So I'll ask again: Who has your back? The investment in yourself through coaching, consulting, or advisory relationships isn't an expense—it's the smartest decision you can make for your future. Learn more about Carolyn's approach: https://lnkd.in/dg4iihYr Try the Life Success Board: https://lnkd.in/d7BE5h22 What's been your experience with coaches or advisors? The deals that stand the test of time aren’t built through email chains—they’re built through conversations. In a market that’s constantly shifting, nothing replaces the clarity and trust that come from one-on-one interactions with your clients. It’s in those direct conversations that you uncover their concerns, address questions about their listing, and provide the kind of guidance no technology can replicate. Real estate is, and always will be, a people-first business. When you take the time to truly connect, you don’t just close deals—you build relationships that last a lifetime. #tuesdaythoughts #realtalk #conversations #realconversations #talk #realestate #connection #royallepage #rlpr

How Are You Preparing Your Buyers for the “Hidden Costs”? One of the most important conversations we can have with buyers — especially first-time buyers — is about the costs no one talks about. Too often, clients focus entirely on the down payment, only to be surprised later by what’s due at closing. Closing costs typically add up to 1.5–4% of the purchase price, including: Land transfer tax (Ontario + municipal) Legal fees Title insurance And then come the extras — home inspections, movers, new furniture, small repairs. That can easily mean another $15,000–$30,000 out of pocket. As agents, our job isn’t just to help clients find a home — it’s to help them plan for ownership with confidence. Encourage every buyer to create a “hidden costs” buffer before they start shopping. It turns potential panic into preparedness. When we educate early, we earn trust — and that trust builds long-term clients. How to Choose & Build the Ideal Dental Clinic Space in Greater Vancouver Opening or relocating a dental clinic is one of the most significant investments a healthcare professional will make. It requires balancing location strategy, lease or purchase structure, design efficiency, and a capital plan that reflects the realities of construction in the Lower Mainland. In Greater Vancouver, where building conditions, costs, and timelines vary across municipalities, success depends on preparation and experienced guidance. The following guide outlines what to consider at each stage, from choosing a site to opening your doors. Selecting the Right Location The foundation of every successful dental practice is its location. The right property provides visibility, accessibility, and the infrastructure to support clinical operations. In Greater Vancouver, strong dental sites are typically located in mixed-use corridors, healthcare clusters, or retail environments that offer both convenience and daily traffic. ..... Our latest guide breaks down what every dentist and healthcare operator should know before committing to a new space — including how to budget realistically, evaluate infrastructure, and decide whether to lease or buy. The CRE Investment & Development Team | RLP Commercial Healthcare Team helps dentists navigate each step — from location analysis and financial modeling to connecting you with trusted contractors, designers, and lenders. What buyers are looking for in a home has shifted — and understanding those priorities can make a big difference when you’re preparing to sell. Right now, move-in ready homes consistently attract the most attention. Buyers are drawn to updated kitchens, clean bathrooms, bright living spaces, and neutral paint colours that feel fresh and easy to live in. Simple improvements like new lighting, fresh paint, modern hardware, and decluttering often go a long way. Layout is important too. Many buyers prefer open-concept living, functional kitchens, and welcoming entryways. Families shopping in areas like New Sudbury and the South End often look for finished basements, extra bedrooms, and fenced yards. Outdoor space has become a bigger priority as well. Decks, usable yards, and well-maintained landscaping add value, especially in neighbourhoods like Garson and Minnow Lake, where buyers enjoy spending time outside. Location continues to matter. Proximity to schools, shopping, trails, and transit is high on many buyers’ lists. Homes near Laurentian University, Cambrian College, and major employers often see strong interest from professionals relocating to Sudbury. Buyers are also paying closer attention to energy efficiency. Updated windows, newer furnaces, and good insulation help buyers feel more confident about long-term ownership costs — especially during Sudbury winters. By highlighting your home’s strengths and focusing on a few thoughtful updates, you can attract more buyers and create stronger interest. If you’re curious what buyers are looking for in your Sudbury neighbourhood, I’m always happy to share insights and help you prepare with confidence.

If you’re a first-time buyer considering a townhome in Mississauga, there’s something important you should know: not all townhomes are the same. Stacked, back-to-back, and traditional townhomes each offer different layouts, lifestyle trade-offs, maintenance responsibilities, and resale potential. Some designs mean more stairs. Some limit natural light. Some communities include snow removal and visitor parking — others don’t. These are the details that rarely show up clearly in online listings, but they can significantly impact your day-to-day living and long-term value. To help buyers make informed decisions, I created a 7-Part Mississauga Townhome Buyer’s Guide covering: • The major townhome types • Pros and cons of each design • Common mistakes to avoid • Neighbourhood insights for first-time buyers If you’re planning to buy, make sure you understand what you’re purchasing before you commit. 🔗 Click the link below to get the full guide. https://lnkd.in/ggjWHbvn

Headlines often focus on extremes. But the real story is usually more nuanced. Buyers today are more thoughtful. Sellers who prepare well are still seeing strong results. The market isn’t about noise — it’s about understanding the patterns behind it. And sometimes a little clarity can change how a decision feels. If you’ve been wondering what the market is really like right now, it may simply be a good time to start paying attention. #YourHomeInTransition #DurhamRegionRealEstate #TorontoRealEstate #OshawaHomes #WhitbyOntario #AjaxRealEstate

No-frills residential real estate: Buy or rent? (3) Financial considerations: Upfront costs. No doubts—buying the property requires high upfront costs. Here they are: 1. Down payment. 2. Arranging the financing (mortgage broker costs). • Loan origination fee. • Appraisal fee. 3. Closing costs: • The lawyer’s fees. • Title insurance fee. • Inspection fee. • Surveyors’ fee if needed. • property insurance. • Property taxes. • Mortgage costs. And now—the upfront costs in rentals: 1. Two months' deposit covering the first and last month's rent. 2. Content insurance. … but … PS: Wealthy folks do own real estate.

Selling a tenant-occupied property takes strategy (and a little extra care). Here's what helps: ➡ Check your lease terms. Can you sell now? What notice is required? ➡ Communicate early and clearly. A cooperative tenant can help show the home in its best light. ➡ Consider offering incentives like reduced rent or relocation assistance for smoother transitions. ➡ Know your legal rights – and theirs. Laws vary by state. It's doable, and it's worth doing right. Want to chat about the best approach? I'm here to help. #realestatetips #homeselling

What does the term “Buying a Listing” even mean? Short answer, a broker knowingly inflates the proposed list price above market value to a seller in order to win the listing over competitors. Yesterday I shared a closing announcement of Flux River Resort MHP. I was the 3rd listing broker on the deal! My past client seller originally chose a different broker because they provided a value of $2MM, 6 months later it didn’t sell. 2nd Broker gave value of $1.5MM, reduced to $1.395MM, 6 months later didn’t sell. 3rd Broker (Me), lowered my original value from $1,195,000 to $1,050,000. We listed and sold it. I was upset when I originally lost the listing 1.5 years ago because it was a past client but how could they turn down a proposed price of $2,000,000. I thought I’d missed something in my evaluation but it turns out they just bought the listing This will happen to you and my suggestion if you’re a seller is the following, “I completely understand why you went with the higher number, however hold those brokers to that number! Don’t let them beat you down on price. If they do, please call me.” This works even when your own offer gets beat out by another higher one too.

Mike Zane of Lexcraft Advisors explains that strong marketing collateral matters more than ever in today's market. With cash-out refis no longer happening in 2 to 3 years like they used to, investors are focusing less on financial engineering and more on a sponsor’s ability to operate the physical asset effectively. The Unique Passive Affordable Seller-Financing System with Emanuel Stafilidis Episode 276 of Zen and the Art of Real Estate Investing is out everywhere you listen to podcasts! Listen → https://lnkd.in/gPk-dTPb In today’s episode of Zen and the Art of Real Estate Investing, Jonathan welcomes Emanuel Stafilidis, founder and chief investment strategist at Capable Capital. Emanuel introduces listeners to the PASS system, which stands for Passive Affordable Seller-Financing System. With over 30 years of real estate experience, he has built a strategy around acquiring moderately priced homes, structuring seller-financed deals, and creating long-term, stable income streams for investors while helping buyers achieve homeownership. Emanuel explains why seller financing offers a compelling alternative to traditional rentals. By targeting homes under $100,000, often under $60,000, he creates opportunities for buyers who conventional lenders underserve. Seller financing not only provides affordability but also encourages buyers to take pride in their homes, reducing turnover and maintenance costs for investors. Emanuel and Jonathan discuss the importance of market selection, landlord-friendly states, and the stability of this approach compared to the variability of rental property management. Throughout the conversation, Emanuel shares his personal journey, including early struggles with money management, lessons learned from decades of investing, and the critical role mentorship played in his growth. He highlights how PASS benefits both investors and buyers, bridging the gap in markets where banks often refuse to lend on lower-priced properties. The episode also explores how Capable Capital provides options for direct property investment or fund participation, making this strategy accessible to both seasoned and passive investors. Tune in to hear how Emanuel’s PASS framework is helping investors build wealth while opening doors to homeownership for families across the country. #sellerfinancing #wealthbuilding #realestateinvesting
