    When people picture warehouse automation, they often imagine fully automated facilities running end to end with minimal human involvement.   In reality, that level of automation is still relatively rare. Fully automated storage and retrieval systems are found in about 3% to 5% of warehouses, largely because of the high upfront costs and the difficulty of adapting them as needs change.   What IS expanding is a more flexible, à la carte approach.   As of 2025, roughly 30% of modern logistics space includes some form of automation, up from 20% to 25% five years ago. Much of that growth is coming from modular systems, which require about one-third of the capital while delivering approximately 1.5x more throughput per dollar invested.   Robotics are also becoming more common. Autonomous mobile robots and automated guided vehicles have grown from around 10% of facilities in 2020 to 15% or more today with US facilities adding these capabilities into as much as 100 million square feet each year.   Leasing trends point in the same direction, with about 10% of new agreements tied to automation from the outset.   Read more about this data from Prologis Research: https://prolo.gs/3PH9nHC

  • The story of Port Crossing Commerce Center stretches back nearly two decades, when the first phase of development began on a logistics park situated between two of Port Houston’s busiest container terminals. Over the years, the park has expanded alongside the growth of port activity, and since it became part of our portfolio, we have added 6 buildings totaling over 1.6 million square feet. Now, Port Crossing Commerce Center is entering its final phase of construction. We have broken ground on the last two buildings, adding more than 229,000 square feet to this park. When complete, the park will total 2.7 million square feet across 11 warehouses serving logistics, distribution and industrial users near Port Houston. Less than five miles from the Bayport and Barbours Cut container terminals, Port Crossing sits in the middle of the action at Port Houston, which explains why the park has remained fully leased. This milestone is the result of teamwork among developers, customers and partners who helped establish Port Crossing as a key logistics hub for the Houston region.

  • Across regions and time zones, our teams marked the Lunar New Year in ways that reflect both local tradition and global community.   Lion dances wove through mandarin trees at our Singapore office and across our China offices and customer properties, where Cai Qing rituals shared wishes for health and a thriving year ahead.   In Singapore, employees gathered around a Yusheng platter for a lively Lou Hei toss and cleared out the old from their desks to make space for the new. And our colleagues in China and Charlotte, North Carolina, gathered over freshly made dumplings, a symbol of reunion and prosperity.   In the United States, Chicago mixed up milk teas and zodiac predictions for the Year of the Horse. The Inland Empire team shared childhood memories of lucky envelopes and decorated bookmarks with wishes for the year ahead.   • We’re growing in Germany! If that feels like déjà vu, it’s because last year alone we grew 500,000 square metres here. And in the last 5 years, we’ve grown in this market by 50%! Today, we announced our latest acquisition of five new, fully-leased facilities across Dortmund, Herne, Bönen and Worms, adding 139,000 square meters to our portfolio.   • Rome mastered reinvention centuries ago. We're carrying on the tradition by restoring productive use to a strategically urban area that sat unused for years.     We are nearing completion of Tor Cervara DC1 on the site that once housed Officine Romanazzi, transforming it into a 10,187 sqm Class A last-mile logistics facility designed to support responsible urban distribution, without further land consumption.    From forgotten footprint to future-forward facility, Tor Cervara DC1 is targeting LEED Gold certification, built with low-carbon concrete and powered in part by rooftop solar.   • We just added 574,000 square feet to the menu in South Jersey 🍽️ Last month, we cut the ribbon at 198 Democrat Road, welcoming ofi North America (Olam Food Ingredients) to its new distribution facility in South Jersey. ofi is a leading global supplier of high-quality food and beverage ingredients and solutions across a wide range of categories. So, of course, we had to make sure we had all the right ingredients in place for them: racking, IT and security infrastructure, dock equipment and site improvements were coordinated alongside construction. From early planning through delivery, our leasing, development, deployment, RECX and Essentials teams worked in lockstep to ensure the facility was prepped, plated and ready for our customer to move in immediately. Our team has strong experience in this particular kitchen. We’ve been cooking in New Jersey for nearly 30 years. Today, our 53.1 million-square-foot footprint across the state helps power tens of thousands of jobs and supports hundreds of companies across the region.
