Great session at RSM yesterday for the UK PropTech Association (UKPA)’s Big Question Debate, expertly steered by Saminder (Sammy) Pahal - The question on the table: Is AI a threat to PropTech or its biggest growth catalyst? Team Catalyst (James Snowdon, FCMI, FRSA from Indurent & Matt Maullin from Long Harbour Ltd) made a compelling, pragmatic case. AI has finally elevated technology to a board-level conversation. It’s acting as a stress test that forces real estate to mature its operating models and demand better APIs. While some operators are trying to build their own AI architecture, most simply don't have the 5-year runway to do it. They want to buy, which plays perfectly into the hands of focused PropTechs. But Team Threat (Alex Edds from Edds Associates & Kelly Boorman from RSM) hit back with some brilliant, uncomfortable truths. If your PropTech model relies entirely on producing dashboards, you’re in trouble—users can now build those themselves for £20 a month. The new defensible moat is high-quality data and advisory relationships. They also asked the best question of the morning: will VC-backed SaaS models actually allow founders to pivot into the consultative, high-touch onboarding that AI demands? The highlight, though, was the audience vote. Start of the debate: 86% voted Catalyst.  End of the debate: Team Threat pulled off a massive swing to completely level it at 50/50 and take the win. TLDW Summary: - Your Observability solution was almost certainly not built for the AI world that came sooner than we all expected. - LLMs often can have sensitive data, and competitive insight that you do not want to risk sending to a traditional SaaS provider. - With eBPF running in the kernel, it sees everything and no instrumentation required. PII data is flagged automatically, and can be blocked at collection but also help you make decisions about what can/should be sent to an LLM. - With a BYOC (Bring Your Own Cloud), your intellectual property and customer data are more secure - You can afford all the data you want since groundcover is not charging for ingestion or retention of any data type. You don't send data to groundcover, you send it to yourself. What stands out in this story from System C is a principle I see across the best-performing delivery organizations: Operational foresight creates customer focus. When teams have real visibility into demand, utilization, and revenue they stop firefighting and start anticipating. That shift from reactive to proactive delivery is what allows organizations to scale with consistency and deliver value with confidence. This is exactly what "maturity" in professional services looks like. Not more process, but better alignment between people+data+delivery.

Yesterday I attended The Times CEO Summit, sponsored by ServiceNow, together with over 100 business leaders to discuss how we tackle some of the UK’s most pressing challenges—skills, investment, and the real-world application of AI.   What stood out wasn’t just the scale of innovation needed, but the urgency for implementation. What became clear throughout the day is that #AI is no longer optional, it’s becoming foundational to how organisations operate and evolve.    But there's a difference between adoption and impact. Rather than chasing AI for AI’s sake, we need to reframe the conversation- it’s a mindset shift. From optimisation to empathy, from faster to fairer. That’s the kind of transformation that will truly last.
