However, what is important is how proud I am of my niece and nephew (featured in the video) and the work that Feel the Magic have done for us, and what they do day in and day out for other kids suffering with loss and grief. Their great work has been hampered by COVID and they need our support. I know times are tough, but imagine what it is like for a child that needs support due to the loss of a loved one. We cant help them all, but we can make a difference by supporting Feel the Magic a NFP who needs your financial support. The Federal Government has rebranded and expanded the Australian Government 5% Deposit Scheme, formerly known as the Home Guarantee Scheme. The number of new investment home loans approved rose by 3.5% in the June quarter compared to the previous quarter, according to the latest lending data from the Australian Bureau of Statistics (ABS). In comparison, new owner-occupier loans increased by only 0.9%. The 3.5% growth in the June quarter follows two consecutive quarterly falls, and may reflect growing investor confidence in response to the rate cuts in February and May. The number of new investor loans rose in most states and territories, with the largest increases in the Northern Territory (up 21.1%) and Western Australia (up 1.4%). #investmentproperty #investmentloans #propertyinvesting

When I bought my first home, I thought of the mortgage in one way only: “$X repayment per month.” But here’s what no one really sat me down to explain, the compounding effect of time on those repayments. Take a $1M loan. The minimum repayment might feel “manageable” today… but over 30 years, those minimums add up to more than double the amount you borrowed. That’s the power (and danger) of compounding. It’s why small shifts - an extra $200 a month, an offset account used properly, a bonus thrown straight at the principal - can literally shave years and hundreds of thousands off your loan. The problem is, too many Australians are never taught this. We don’t talk about it at school. We don’t break it down when people are signing on the dotted line. But we should. Because the compounding effect of minimum repayments doesn’t just change your loan, it changes your life.
