The 7-Month Deadline Killer: How a Design-Build Mindset Redesigned Huntsman Chemical in 3 Months. We often get asked, "Is the Design-Build method right for my project?" The answer is always: If time and budget flexibility are a concern, then yes. We took this to the extreme on the Huntsman Chemical Computer Building Addition in Conroe, Texas. The traditional Design, Bid, Build approach had the completed design locked into a 7-month schedule. The Owner required the project to be completed in 3 months. The reality? We had to redesign the project and execute it in just 3 months. This is the power of the Design-Build mindset: We immediately switched the roof structure from slow-to-procure bar joists to structural steel. This single, proactive change was the Deadline Killer, slashing the schedule by over 50%. The lesson is clear: Even if your design is "complete," a Design-Build CM can still find radical efficiencies the traditional model misses.
