🏗️ Building communities near transit 🏗️ Today, the Maryland Department of Transportation and the Maryland Department of General Services announced the selection of a consultant team, led by Redgate Real Estate Advisors, to spearhead the comprehensive redevelopment strategy for the State Center site in Baltimore City. The 28-acre State Center site is strategically located between the State Center Metro Subway station and the Cultural Center Light Rail station. It is also within walking distance of Baltimore Penn Station. “With its proximity to major transit hubs, the State Center site offers a unique opportunity for transit-oriented development that can foster a vibrant, walkable and inclusive community,” said Maryland Department of Transportation Acting Secretary Samantha J. A $3.5 billion vision plan has been approved to transform Brooklyn Marine Terminal into a modern, all-electric port and a vibrant mixed-use waterfront community. Backed by $418 million in city, state, and federal funding, the redevelopment will reshape 122 acres in Red Hook with a 60-acre port, 6,000 new homes (including 2,400 permanently affordable units), 28 acres of open space, and more than 275,000 square feet each of industrial and commercial space. The project is expected to generate $18 billion in economic impact, create 37,000 construction jobs, and deliver 2,000 permanent jobs across maritime, housing, commercial, and industrial sectors. Additional commitments include $200 million for New York City Housing Authority (NYCHA) Red Hook Houses, a $75 million fund for affordable housing in Community Board 6, and a new school and cultural spaces on site. Resiliency and mobility are central: the site will be raised to withstand sea-level rise, include a floodwall for a 100-year storm, and integrate expanded ferry services, bus priority lanes, and electric shuttles. The plan, shaped with input from over 4,200 community members, positions the waterfront as part of New York City’s “Harbor of the Future,” linking maritime innovation with housing and economic opportunity. The transformation of the Brooklyn Marine Terminal is being led by the New York City Economic Development Corporation (NYCEDC), under the leadership of President and CEO Andrew Kimball, in close partnership with Mayor @Eric Adams’ administration and Governor Kathy Hochul. Oversight and community input are guided by the Brooklyn Marine Terminal Task Force—chaired by U.S. Representative Dan Goldman and co-chaired by State Senator Andrew S. REPORT: The City of Edinburg, Mayor Ramiro Garza, members of the City Council, city staff, and County officials celebrated a significant milestone on October 10 with the groundbreaking ceremony for a new $6.2 million parking garage in the heart of downtown. Located at the corner of McIntyre Street and Closner Boulevard, the three-story parking structure will provide 268 needed parking spaces to alleviate congestion and support local businesses. The new Hidalgo County Courthouse, which opened earlier this year, has drawn large crowds to the area, exacerbating existing parking challenges. The parking garage, made possible in part by a $2 million contribution from the Edinburg Economic Development Corporation (EEDC), aims to ease this burden and transform downtown Edinburg into a more accessible and pedestrian-friendly hub. The groundbreaking event drew community members, local leaders, and business owners, all eager to see the project come to fruition. The project is expected to foster economic growth, support local businesses, and meet the needs of Edinburg’s vibrant community. Major changes are on the horizon for Rockville’s Twinbrook Metro Station. WMATA has unveiled plans to remove one of the station’s parking lots and replace it with a new transit plaza, open space, and future mixed-use development combining residential and commercial opportunities. The project is designed to enhance the rider experience, improve access, and bring more vitality to the surrounding community. While the proposal is still in its early stages, WMATA is inviting the public to weigh in. Residents can share feedback through an online survey, by email, or at the upcoming public hearing on October 16. After years of community-driven planning, Fort Worth's Evans Avenue is finally poised for a major redesign. Once the heart of a thriving Black business district, the corridor suffered from decades of disinvestment, leaving gaps in food access, healthcare, and safe public space. Today, the 76104 ZIP code has Texas' lowest life expectancy. Working alongside BRAVE/R Together, community ambassadors, and City leaders, SWA helped guide the development of the Evans Avenue Urban Design & Streetscape Plan, approved this summer by City Council. Focusing on equitable growth and a more pedestrian-friendly public realm, the plan proposes a network of shaded streetscapes and green infrastructure—mitigating heat and flooding while creating new space for small business, cultural institutions, and public gathering. It is very exciting to see that after a 7 year process, the Los Angeles City Council recently approved the Wilmington-Harbor City and Harbor Gateway Community Plans, establishing the groundwork for new zoning to regulate and facilitate future land use and development near the Port of Los Angeles. Congratulations to the Los Angeles City Planning Department and Councilmember Tim McOsker!
