Co-Living to Fix the Affordability Problem - Seriously ? Solution at the Bottom. Why don’t we build Prof Dorms or as they did in the 1950’s, 60’s & 70’s, bring back the Boarding House concept. The ugly truth is that workforce housing demands cannot be met. Florida alone has a 600,000 unit workforce housing deficit. Only 100k homes short of the new home construction starts annually, NATIONWIDE. There has been a few developers that have taken the charge to build institutional MF Co-Living. We had a big project in downtown Miami, I haven’t followed it to determine its success years later. SOLUTION to consider: Build homes on BLM land & subsidize home builders with no impact fees and no taxes on labor and materials. Land is a significant cost of the total home price, upwards of 25%. Take all the BLM land - Gov’t land - and build cities, attract industry and cooperative farming to feed the masses too. Replace property taxes with a consumer tax.

Most people don’t realize this, but in B.C., not every builder needs to be licensed. And that can create some serious risks for homeowners. I’ve seen it happen: a renovation or new build that starts out looking like a great deal ends up costing thousands more in rework, stress, and uncertainty. Here’s why hiring a licensed builder matters: ✅ Accountability. Licensed builders are regulated by BC Housing. They must prove their experience, follow ethical standards, and renew their education every year. ✅ Warranty protection. Licensed builders provide the 2-5-10 Home Warranty — two years on labour and materials, five on the building envelope, and ten on structural components. ✅ Oversight. Every project is built under standards that protect homeowners long after the final walkthrough. An unlicensed builder may look like a cost-saver, but those “savings” often come from skipping permits, avoiding inspections, or using a licensed name on paper without actual involvement — a shortcut that leaves homeowners exposed.
