One thing I’ve learned working on track projects: the surface is only part of the story. The real long-term performance comes down to what’s underneath — drainage, base prep, asphalt quality, and proper construction. This was a solid breakdown of what schools and facilities should understand before starting a track project: https://lnkd.in/gvG-jwNm

A common mistake in site development is underestimating how water moves across a property. Even small grading adjustments can influence drainage patterns and long-term maintenance costs. Early analysis of slopes and runoff paths helps prevent expensive fixes after construction begins. Planning ahead keeps projects running smoothly. #mcneilengineering #engineeringtips #sitedesign

Why is site planning critical to project success? A strong site plan considers drainage, grading, utilities, and accessibility before construction begins. Skipping this step can lead to unexpected costs and redesigns. We are proud to help #maKEITHappen with major improvements to Pine Tree Estates in Parkland. Our #KEITHteam provided Construction Engineering & Inspection (CEI) and surveying services for the Pinetree Estates Roadway Resurfacing Project, a transformative effort that rehabilitated approximately 12 miles of 18‑foot‑wide residential roadways throughout the Pinetree Estates neighborhood. This network spans areas north and south of Holmberg Road—including local roads that connect neighbors, families, and daily life across the community. With existing pavement built over limerock and sand, prior assessments identified inconsistencies in the roadway base. To address this and deliver long‑term performance, the City implemented full‑depth reclamation (FDR)—an advanced, sustainable approach that reconstructs the roadway by reusing existing materials on-site—followed by 2 inches of new asphalt. The result is safer, smoother, and more resilient roads built to modern City standards. KEITH supported the project from planning through construction, assisting with design coordination, contractor procurement for qualified FDR teams, and delivering continuous CEI and surveying services throughout construction. Through proactive field involvement and constructability insight, our team helped identify efficiencies that resulted in several hundred thousand dollars in cost savings while enabling the project to be completed ahead of schedule. KEITH’s scope included: • Construction administration • Pre‑ and post‑construction surveying • CEI services • Engineering support for project coordination The construction contract was executed with two concurrent road crews to accelerate delivery and minimize disruption to residents. We’re proud to support the City of Parkland in delivering infrastructure that strengthens mobility, enhances safety, and improves quality of life. #EngineeringInspiredDesign #CivilEngineering #RoadwayReconstruction #CEI #Surveying #EngineeringExcellence #PublicWorks #TransportationEngineering #CreatingCommunity

Arkansas infrastructure projects have a pattern. They move efficiently through site assessment, design, and permitting. Then they stall at water resources compliance. It's rarely dramatic at first. A drainage study that requires redesign. A stormwater plan that doesn't meet the reviewing agency's current standards. A detention requirement that wasn't identified until grading was already underway. The common thread: water resources design was treated as something that follows the site plan, rather than something that shapes it. When a drainage corridor or ADEQ compliance standard shows up after design is finalized, the response isn't additive. It's corrective. And corrective work in spring construction season means the schedule is already gone. Our latest blog covers exactly why this happens and what front-loaded water resources engineering looks like when it's done right. Stormwater and Drainage Built Into Phase One? That's ICONIC.
