I wish I could just fully start conceptual design right in the computer, but usually my brain needs a pencil in hand. Maybe that’s a generational thing—I’ve heard of younger site planners/landscape architects going straight into not just cad but *REVIT* for initial design work. Awesome if true. But I like to start with Giraffe, get my context and data in, some setbacks, maybe a couple key depths/areas, and then print it out to start sketching.

Price certainty starts with information. And certainty begins long before site mobilisation. It starts with information accuracy. As-built drawings don’t always reflect what’s actually there. Architectural drawings show design intent, but once you open up a building, the reality can be different. The commercial manager's role is to interrogate all of it.
