- [Instructor] Section 18 deals with mandatory seller disclosures. This section explains that any required or mandatory disclosures will be completed and delivered by the seller to the buyer within a certain time frame. Most states have a property condition report or a seller property disclosure that provides information about what is working and not working, what features are included in the property, and any known defects. These vary from state to state. So get familiar with the disclosures in your state, so you can have the seller complete them for you to review and sign. Section 19 is the equal housing rights statement. Bottom line is don't discriminate. This contract clause is typical in many states.
