Europe's retail sector gains momentum as prime location demand accelerates Our latest JLL research article reveals how physical retail continues its strong trajectory into 2026. Europe's top seven cities recorded a 20% year-on-year increase in store openings in 2025, with other major markets seeing a 39% rise. What's driving the momentum? Supply constraints are reshaping the landscape. Strong leasing activity has meaningfully reduced availability of high-quality space in prime locations, with prime high street rents increasing 3.6% year-on-year and shopping centre rents growing 2.6% in Q4 2025. Retailers are now competing for available space in the most sought-after locations, creating upward pressure on rents—particularly in dominant destinations and tourist hubs. Poland and Germany are forecast to lead prime rental growth through 2030, followed by Hungary, France, and Spain.
