Great events don’t just recap the market, they help shape how we think about what’s next. Nathan Morse from the Accelerated Development Services team recently attended the ULI Arizona 21st Annual Trends Day, and the insights coming out of it paint a pretty clear picture of where things are heading across the Valley. Here are a few takeaways that stood out: Office is evolving, not disappearing. Expectations have shifted toward higher-end lobbies and experiential amenities, and we are starting to see renewed confidence with spec office development on the horizon. At the same time, underperforming Class B and C office product continues to find new life through industrial conversions. TSMC continues to be a major catalyst. The Halo Vista development is drawing global attention and reinforcing Phoenix as a serious player in advanced manufacturing and tech. A true city within a city is taking shape, and the ripple effects will be felt across multiple asset classes. AI is starting to change the development process itself. Tools like Archistar are helping cities streamline plan checks and reduce permitting timelines. Faster approvals mean faster delivery, and that has real implications for how we plan and execute projects moving forward. Retail remains tight and highly targeted. With vacancy still low, new retail development is leaning toward smaller, more curated infill projects that reflect changing consumer behavior driven by e-commerce. And then there is power. With demand surging, especially from data centers, APS is expanding natural gas capacity in the near term while planning for long-term solutions like nuclear and even fusion. Energy is quickly becoming one of the most important variables in development strategy. A lot is changing, but one thing is clear. Phoenix is not slowing down. It is evolving. Last week’s 17th Annual Texas Shootout at ICSC Red River was an amazing event! This year’s event returned to its roots at the National Shooting Complex, the original birthplace of the Texas Shootout, and the setting could not have been better. Accelerated Development Services hosted a client event at the Bay Club on hole 17 at the WM Phoenix Open Annexus Pro Am yesterday. We had a great time networking with old and new clients and partners. It was a beautiful, sunny 80 degrees as we got to see such notable athletes including Travis Kelce, Larry Fitzgerald Jr. and Michael Phelps. Also playing were Brian Baumgartner, best known for his role as Kevin Malone on The Office and two-time Olympic gold medalist and former pro soccer player Carli Lloyd. Country music singer/songwriter Zach Top and former Dallas Cowboys running back Emmitt J. Smith were also there, golfing and meeting fans. Special thanks to Darren Pitts and Trey Eakin as well as the entire team for being great hosts at the event. Construction hiring is still moving in the right direction, but the momentum is getting uneven. New data from the Associated General Contractors of America shows construction employment grew over the past year in most states, yet monthly growth is starting to stall as projects get delayed or shelved. A few takeaways that stood out: Arizona led the nation in construction job growth over the past year and again topped the list month over month. The state continues to be a bright spot for development activity. Texas, North Carolina, Ohio, Missouri, and Illinois all posted strong annual gains, while Hawaii, Iowa, Idaho, and New Mexico saw the biggest percentage increases. On the flip side, California, New York, Washington, Nevada, and New Jersey recorded the largest job losses over the past 12 months, with Nevada taking the hardest hit percentage wise. The bigger issue is what is causing the slowdown. Rising financing costs, postponed projects, and uncertainty around funding, tariffs, and immigration policy are making contractors cautious about hiring. Highway funding is a major pressure point. With the current federal surface transportation program expiring September 30, contractors need clarity before they can confidently retain or add workers. Strong construction markets rely on predictability. When funding pauses, projects pause. And when projects pause, jobs follow.
