Last week, the Here East team, along with both our and Cushman & Wakefield agents, invited guests to join them in exploring a reimagined museum like never before. One that embodies every inch of Here East’s ‘Create at Scale’ ethos: The Victoria and Albert Museum East Storehouse Jason Bruges Studio turned one of the offices into another world entirely, with a one-day-only immersive installation as a living tribute to Bowie’s hit song “Sound and Vision.” Here East teamed up with the V&A East to give guests exclusive access to the Storehouse - where they had the chance to explore the V&A’s vast collection up close and step inside Bowie’s universe at the David Bowie Centre. Followed by the largest 3-course dinner the V&A East Storehouse has ever seen, held right in the heart of its archives. The fourth paper in The London Series 2026 is here: 𝗖𝗮𝗽𝗶𝘁𝗮𝗹 - 𝗥𝗶𝘀𝗸 𝗥𝗲‑𝗣𝗿𝗶𝗰𝗲𝗱 𝗮𝗻𝗱 𝗩𝗼𝗹𝗮𝘁𝗶𝗹𝗶𝘁𝘆 𝗧𝗮𝗺𝗲𝗱. London’s office market has kicked off a new cycle, driven by structure, not turbulence. With 186,000 new office‑based jobs forecast and 87% of global investors planning to increase investment, momentum is shifting fast. “Core is back” and London’s leading it. Vacancy is falling. Prime rents are surging. Demand is laser‑focused on best‑in‑class space. Core City offices are delivering 10% gross annual returns, and Core Plus strategies can reach five‑year returns of 83%. Between 2026–2030, London faces a potential 11.6m sqft undersupply of best‑in‑class space. With lower volatility, limited new stock, and stronger rental growth, return expectations must realign to a repriced risk environment.
