The Renters' Rights Act: What landlords need to know… On 1st May 2026, the most significant overhaul of England's private rental sector in a generation came into effect. The Renters' Rights Act changes the landlord-tenant relationship, and property professionals need to understand the implications. The end of Section 21 'no-fault' evictions is one of the key changes. From 1 May, all existing tenancies automatically convert to open-ended periodic tenancies, removing the landlord's ability to end a tenancy without providing a valid legal ground under Section 8. Landlords also face tight compliance deadlines – government information sheets must be provided to all existing tenants by 31 May 2026, and rent increases are now limited to once per year via formal Section 13 notices. Tenants gain the right to challenge these increases at the First-tier Tribunal. For landlords evaluating their options, understanding the full extent of these changes is vital.
